The locality has been substantially built out for over a decade, and new supply typically arrives on two to five acres - an infill tower on a redeveloped plot, with amenity confined to a podium and a rooftop.

This site is different because it comes out of a single corporate landholding. GOCL Corporation Limited is a listed company within the Hinduja Group; its wholly-owned subsidiary IDL Explosives is the origin of the IDL Lake and IDL Road names. GOCL has been running a structured monetisation of roughly 264.5 acres of that estate under a Rs 3,402 crore programme, subdividing it into large development parcels under a phased master plan with a dedicated lake buffer on the north-east.

Recorded transactions in the estate imply land at roughly Rs 10.2 to Rs 12.9 crore per acre. Candeur Constructions - a high-rise specialist

Candeur Constructions is the residential brand of Candeur Developers & Builders, founded in 2014 in Bengaluru by Srikanth Reddy, who remains founder and chief executive. The group entered Hyderabad in 2019 and has since concentrated on tall-format, amenity-dense gated communities in the city's west and north-west corridors, from its Financial District headquarters at Nanakramguda.

Candeur Crescent at Serilingampally is a completed 50-floor residential tower - described as the tallest completed residential tower in Hyderabad at handover - across 5.5 acres with five towers and a 62,000 sq ft clubhouse. Candeur Skyline in the Financial District is the group's flagship: four towers at 59 floors on 19-plus acres, marketed as South India's tallest residential project. Supporting these are communities at Miyapur, Kondapur, Lingampally and Bachupally.

High-rise residential at 50 and 59 floors requires structural, MEP, lift and fire-safety capability well beyond a standard G+20 gated community, and few Hyderabad developers operate in that band. Thirteen towers on 20 acres is a larger site than Candeur has previously handled but a lower technical bar than Skyline - a favourable combination.

The demand exists and is proven. Kukatpally is not a corridor being created - it is an established residential market with a decade of absorption behind it, the metro since 2017, JNTU as a permanent demand anchor and a fifteen-minute drive to HITEC City. The average rate moved from Rs 6,750 to Rs 8,550 per sq ft between June 2025 and March 2026, with 7% to 11% annual appreciation projected.

The supply does not. What Kukatpally has lacked is large-format product. Buyers wanting a 20-acre community with a proper clubhouse and real open space have had to move out to Bachupally, Nizampet or Miyapur and accept a longer commute and a less established neighbourhood.
